The basics

RevPAR, ADR and occupancy, explained

Occupancy

Occupancy is the share of available room nights you sold: rooms sold ÷ (rooms available × nights). A 100-room hotel has 3,000 room nights to sell in a 30-night month; selling 2,400 of them is 80% occupancy. Count only sellable rooms, and decide once whether rooms out of order are in or out, so periods stay comparable.

ADR (average daily rate)

ADR is the average rate paid per room sold: room revenue ÷ rooms sold. It describes pricing on the rooms that sold and says nothing about the ones that didn't. Use room revenue only, without taxes, food and beverage or other departments.

RevPAR (revenue per available room)

RevPAR is room revenue ÷ (rooms available × nights), which is the same as ADR × occupancy. Because it spreads revenue across every available room, it captures rate and occupancy in one number. That is why owners, lenders and brands watch it so closely when they compare periods or hotels of different sizes.

RevPAR vs ADR

A higher ADR is not always better. Raise rates and lose too many bookings, and RevPAR falls even though ADR rose. Cut rates to fill rooms and RevPAR can fall too. Read the two together, alongside occupancy, and against the same period last year so seasonality doesn't mislead you.

How to improve RevPAR

  • Price by demand: move rates with day of week, season, events and how fast the hotel is booking.
  • Manage length of stay and channel mix so the nights you sell earn the most after commissions.
  • Keep rooms sellable: out-of-order rooms and slow turnovers are inventory you can't sell.
  • Watch the numbers every day, per hotel, against last year, so a soft week is caught while it can still be fixed.

RevPAR measures rooms revenue only. Profit also depends on labor and other costs, so watch it alongside the hotel's P&L.

Questions

RevPAR questions, answered

What is RevPAR?
RevPAR (revenue per available room) is room revenue divided by the number of rooms available in a period. It shows how much room revenue each available room earned, whether it was sold or not, so it combines how full the hotel was and the rate it sold at.
How do you calculate RevPAR?
RevPAR = room revenue ÷ (rooms available × nights in the period). It also equals ADR × occupancy. For example, a 100-room hotel over 30 nights has 3,000 room nights available; with $360,000 of room revenue, RevPAR is $360,000 ÷ 3,000 = $120.00.
How do you calculate ADR and occupancy?
ADR (average daily rate) = room revenue ÷ rooms sold. Occupancy = rooms sold ÷ (rooms available × nights). With 2,400 rooms sold out of 3,000 available and $360,000 of room revenue, occupancy is 80.0% and ADR is $150.00.
What is the difference between RevPAR and ADR?
ADR is the average rate of the rooms you sold; it ignores unsold rooms. RevPAR spreads room revenue over every available room, so it falls when rooms go unsold. A hotel can raise ADR and still lose RevPAR if occupancy drops by more.
